General Works
This type of work generally takes 1-2 weeks to complete, but this may change if we are carrying out several types of work at the same time.
Before the works
- Your Landlord will write to you to confirm that work will be carried out to your home. Mears will then write to you and let you know an appointment date.
- Your home will be surveyed to identify exactly what work is needed.
- You will receive a letter from Mears to confirm that work is due to start.
- Mears will call you to discuss any special requirements you may have. This may include medical problems, special support needs or, if you work, arranging access around shift patterns.
- You will receive further communication before works start to confirm a programme of works. This will detail who will be working in your home and what work they will be doing.
During the works
Work will start on your home and a Mears representative will visit you to make sure that everything is going to plan.
After the works have been finished
Once work is complete it will be inspected to make sure that it is completed to your satisfaction before it is signed off.
Kitchen replacements
Before the works
You will be asked to choose the kitchen units, worktops and tiles you would like us to fit and we will design a kitchen layout to suit your needs. This will take into consideration your white goods such as fridge and freezer, washer, tumble drier and cooker. We will ask you to sign a form to confirm that you are happy for us to order the choices you have made.
Shortly before work starts, Mears will call and ask you to prepare by doing the following:
- Empty kitchen cupboards and clear all
- Take down any kitchen curtains or
- Move any small appliances like microwaves and kettles out of the
- Keep your kettle, coffee and tea somewhere handy as you’ll want these during the work!
- Move any furniture out of the
- Remove any fittings that are your own and you want to
We will also inspect and photograph your appliances, for example washer, tumble dryer and dishwasher, for damage before work starts and ask you to sign a form to confirm their condition.
During the works
- Fridge/Freezer will need to be moved and re-plugged in so that they can be kept running and working whilst work is in progress. They will be moved back once work is completed.
- Washer, tumble dryer and dishwasher will need to be moved. We will disconnect these for you, and reconnect them on a Friday, unless you need them more often. You will need to tell us if you are unable to cope without these items for this length of time.
- Cooker will be disconnected and reconnected daily, so you can cook each evening.

Bathroom Replacements
Before the works
You will be asked to make choices from our range, including tiles, flooring and paint colour.
Shortly before work starts, Mears will call and ask you to prepare by doing the following:
- Take up carpets or flooring you may want to
- Take down bathroom cupboards if
- Take down any bathroom curtains or
- Remove any fittings you want to keep, cabinets, toilet roll holders and mirrors.
- Clear the areas that we will be working in of pictures, ornaments or furniture.
Heating/Boiler Replacement
Before the works
This work generally involves upgrading your boiler and may include renewal of radiators. However, if your home has a fire fitted with a back boiler you will be asked to choose an electric fire and surround from our range. We will ask you to sign a form to confirm that you are happy for us to order the choices you have made.
Shortly before work starts, Mears will call and ask you to prepare by doing the following:
- Make sure that pathways to central heating, fireplaces and radiators are cleared.
- Move any furniture, carpets and floor coverings away from the
- Clear the areas that we will be working
Rewiring of a property
Before the works
Shortly before work starts, Mears will call and ask you to prepare by doing the following:
- We will let you know what furniture and floor covering needs moving
- Ensure all ornaments, pictures and furniture are removed from the walls and from adjoining rooms
- Clear the floor areas that we will be working in
- Access will be required to your loft space. You will need to make sure access is clear and items are packed away
- Light shades and own light fittings should be taken down and kept safely
Roof Replacement/General External Works
Before the works
Scaffolding may need to be erected to your home; you will be informed if this is necessary. You will need to notify your home insurance company that scaffolding is to be erected for essential works to be carried out.
Shortly before work starts, Mears will call and ask you to prepare by doing the following:
- Move anything stored in the loft to enable work to be carried out
- Remove any exterior ornaments or fixtures to the walls of the property
- Remove any security lighting/CCTV Cameras
- Make sure window and door sensors, and alarm fittings have been disconnected
- Where alarms have been disconnected, please notify your home insurance company
- Remove all garden items such as plant pots, plants, and garden furniture, BBQ’s, hot tubs and ornaments to a safe location
- Clear away all refuse, toys and waste from the property
- Ensure that your vehicle(s) (including caravans) are parked well away from the work area
- Make sure that any animals or pets are adequately restrained to avoid accidents or injuries
Replacement Doors and/or Windows
Before the works
You will be asked to choose from our range. Shortly before work starts, Mears will call and ask you to prepare the area the contractor is working in.
